Description

MJ12 Design Studio was retained by Cure Oahu as part of project development with FlexMOD. The FlexMOD team + MJ12 Design Studio worked directly with Cure Oahu throughout the planning and design phase.

MJ12 completed architectural and interior documents while coordinating with the Owner”s selected MEP firm. REVIT was utilized to develop an accurate 3d model of the existing building. The team was then able to build on the REVIT model, fully coordinating all aspects of the design. The REVIT model also served as an exceptional tool for sharing the vision and spacial layout in 3d through renderings and gray-scale models.

The facility includes grow, dry, trim, packaging, and full operations.

Zoots

Extraction, MIPS, Packaging, and Operations

Description

TEAM Zoots desired to develop a facility capable of supporting their vision of national growth. MJ12”s AE team was selected to help them achieve the vision. Work on the project began in early 2015. Utilizing an existing furniture warehouse with multiple floor levels presented several challenges related to code and function. Utilizing Integrated Design, focused on team collaboration, a solution was developed meeting all of the stipulated design criteria.

The project includes extraction, MIPS kitchen, packaging, and full operations. The project, which completed in early 2016, has provided Zoots the springboard desired to grow as a national group. Utilizing technologies and systems developed specifically for this facility, Zoots has completed setups and partnerships in facilities across the country.

Second Sun

Location: Greenfield, CA

Description

Second Sun is developing a large-scale cultivation, processing, and operation facility with adjacent retail center in Greenfield, California. MJ12 Design Studio began work on the project through our relationship with FlexMOD. After development of the initial design, MJ12 worked directly with Second Sun in development of conceptual images for presentation to the Greenville City Council. One council member stated “It”s the best of proposals that captured where we want to go as a city with great class and style”.

The facility includes 270,000 square feet of cultivation, processing, and operations along with a 13,000 square foot stand-alone retail center. Solar and wind generated power will be utilized to offset operational costs. The main facility will be a combination of greenhouses and pre-engineered building system. Conveying systems are planned to help facilitate harvest. The facility includes extraction and a MIPS kitchen.

Second Sun was approved for development by the Greenfield City Council in July 2017.

The project is in the final phases of funding.

Sira Naturals

Location: Milford, MA

Description

MJ12 Design Studio was retained by Sira Naturals after their initial architect failed to produce and was terminated. Prior to being retained, MJ12 met with the Sira team on site in Massachusetts to discuss the project and walk the existing building. The Scope of Work included development of 24,450 square feet of cultivation, processing, and operation space within a 20,000 square foot existing metal building. To accomplish the goal and provide the needed space, the team developed a mezzanine approach where a portion would serve as processing and the remainder as mechanical.

REVIT was utilized to develop an accurate 3d model of the existing building. The team was then able to build on the REVIT model, fully coordinating all aspects of the design. The REVIT model also served as an exceptional tool for sharing the vision and spacial layout in 3d through renderings and gray-scale models.

Location: Chester County, Pennsylvania

Description

Sage retained MJ12 Design Studio to develop initial plans and images for pursuing their Pennsylvania license. The effort was an “under the gun” schedule, with MJ12 having less than three weeks to develop Site Plans, Floor Plans, and Concept Images.

The team kick-off the process with a programming session to establish full project criteria. Upon completion, MJ12 immediately began development of conceptual documents. Over the course of three weeks the project evolved to a full submittal package. The project included full operations, separated medical and general shipping / receiving, MIPS kitchen, multiple extraction labs, trim, cure, dry, vaults, storage, all levels of cultivation, packaging, and R&D.

The full facility includes 75,000 SF of operation and production with 80,000 SF of cultivation.

Cure Rocky Ford

Cure Rocky Ford is designed as a 24,500 square foot facility housing Cultivation, Processing, and a dispensary. MJ12 has developed several different facilities for the “Cure” team, including Colorado, Hawaii, and Pennsylvania. Cure”s approach to facility development minimizes support spaces, while maximizing cultivation.

Description

This 19,800 square foot facility is being developed in two-phases. Phase I is development of the Extraction Lab, MIPs Kitchen, and other support spaces. Phase II includes all cultivation spaces. The project is currently under construction and scheduled from Phase I completion in mid 2018. Upon completion of Phase I, the team will move directly into construction of Phase II.

Since this was the first facility with extraction in McMinnville, the MJ12 team worked collaboratively with the local building department and Fire Marshal to define and establish codes and standards. This collaborative approach made what could have been an extremely tedious process much easier.

Our team began working with Greenman through the failure of their original architect. MJ12 was brought in on a project that was under construction in order to assist the Contractor with necessary details. Following this project, the MJ12 team worked collaboratively with Greenman in development of plans for a new 24,400 square foot Cultivation Facility and a 1,300 square foot Dispensary.

MJ12 utilized REVIT and 3D renderings to assist in the Client”s understanding of space layout and aesthetics.

Orange Leaf Gardens

Description

Orange Leaf Gardens desired to jump-start the submittal process for licensure in the State of Florida. Their goal was to go above and beyond with their submittal. To do so, they retained MJ12 Design Studio to develop 90% construction documents as part of the submittal. The thought process aligned with Florida”s requirements to have an operational facility within 90-days of license award.

MJ12 worked collaboratively with OLG”s team in development of the Cultivation, Administrative and Processing facility. The 26,500 square foot facility contained 16.000 square feet of Cultivation and 10,500 of Administration and Processing. The Cultivation area includes: eight Flower Rooms, one Veg Room, two R&D rooms (one as Mother), RO & Fertigation Storage, and Cultivation Rest Rooms. The Processing area contains: Harvest, two Dry Rooms, Extraction Lab, MIPs Lab and Kitchen, Packaging, Vaults, and Shipping. The Administrative Area includes: Security Office, Break Room, Men”s and Women”s Locker Rooms, three Offices, and a Training Room.

The facility was designed utilizing pre-manufactured wall panels in order to reduce the construction schedule. The team worked directly with manufacturers of various systems, such as RO, Fertigation, CO2, Security, and Extraction, to ensure full coordination of all documents.

Massachusetts Innovation Works

Location: N. Andover, MA

Description

MJ12 Design Studio was selected through an RFQ/P process to work with MIW on development of this innovative facility. The team worked in a collaborative approach in development of Schematic Design. The facility was being developed in a 1.8-million square foot warehouse in North Andover, MA. The existing space was once a manufacturing facility for the Bell Phone Company and ownership has been passed down through the generations.

The project included 1.2-million square feet of cultivation and processing space. Another 250,000 square feet was designed for operations and an innovation center. The innovation center included a dining facility and full cafeteria, 120-seat auditorium, and spaces for R&D.

In November 2017 the town of N. Andover voted down cannabis. The project has since been renamed and moved to a neighboring town. MJ12 remains as the architectural firm of record for the new facility.
